Selling a home in 33773

Buyers in Pinellas now underwrite a house the way insurers do. Roof age, flood history and the insurance quote can make or break a sale. Prepare for those three and the rest gets easier.

Reading the market

Redfin reported a 33773 median sale price near $386,000 in mid-2026, with homes typically selling in about 40 days. Medians move with the mix of homes sold, so ask an agent for comparable sales on your street type: lakefront, inland single-family, villa or 55+ community.

What buyers check now

  • Insurability. Buyers' agents get an insurance quote early. A roof under 15 years old and a current wind-mitigation report make your home easier to insure, and easier to sell.
  • Flood history. Whether the home flooded in 2024, its FEMA zone and any prior flood claims.
  • Four-point items. Electrical panel type, plumbing material, water heater and AC age.
  • Permits. Unpermitted enclosures and additions are common in older Largo homes and can delay closing.

Disclosure duties

Florida sellers must disclose known facts that materially affect a home's value and aren't readily observable by the buyer. Under a law passed in 2024 and in effect since October 1, 2025, Florida also requires sellers of residential property to give buyers a flood disclosure stating whether they have filed a flood insurance claim, received federal flood assistance, or know of flood damage to the property. Ask your agent or a real estate attorney for the current forms.

Timing around hurricane season

Insurers commonly suspend new policies while a named storm threatens, which can stall closings. Late winter and spring bring the most out-of-state buyers and the fewest storm interruptions. If you must close in late summer, build flexibility into the contract.

Pre-listing checklist

  1. Order a wind-mitigation and four-point inspection so you know the numbers buyers will see.
  2. Gather roof permit, warranty and any My Safe Florida Home paperwork.
  3. Pull your flood claim history and elevation certificate if you have one.
  4. Fix small water intrusion and electrical issues before photos.
  5. Interview at least two agents and ask for their recent 33773 sales.
