Do you need flood insurance in Largo?

Short answer: if you can afford it, yes. In October 2024 Hurricane Milton dropped 12 to 15 inches of rain on Largo. Creeks overflowed into homes that were nowhere near the Gulf and had never flooded before. Homeowners policies paid nothing for that water.

How flood zones work

FEMA maps areas by flood risk. Zones beginning with A or V are Special Flood Hazard Areas; if you have a federally backed mortgage on a home in one, your lender requires flood insurance. Zones X (shaded and unshaded) are moderate or lower risk, and flood insurance is optional. Optional does not mean safe: FEMA reports that more than 20 percent of flood insurance claims come from outside high-risk areas.

Look up your address on the FEMA Flood Map Service Center. Climate-risk models used by Redfin rate about 44 percent of properties in 33773 as having moderate flood risk.

The waiting period

National Flood Insurance Program (NFIP) policies generally take effect 30 days after purchase, with limited exceptions such as policies required at a mortgage closing. That means once a storm appears in the forecast cone, it's too late. Buy in the off-season.

NFIP or private flood?

PricingRisk Rating 2.0, property-specificCarrier-specific, can be cheaper for low-risk homes

NFIP's current pricing system, Risk Rating 2.0, uses each home's individual characteristics, such as elevation, distance to water and rebuilding cost, rather than only the map zone. Annual increases for existing policies are capped by law, so long-time policyholders may see gradual increases.

What's covered and what isn't

  • Covered: the structure, electrical and plumbing systems, furnace and water heater, built-in appliances, flooring, and (with contents coverage) furniture and clothing.
  • Limited in basements and below elevated floors, which matters less for slab homes common in 33773.
  • Not covered: damage from moisture or mould you could have prevented, cars, money, landscaping and, under NFIP, temporary housing.

How to decide

Ask three questions. Has water ever reached your street? Are you near McKay Creek, Church Creek, Long Bayou, Lake Seminole or a retention pond? Could you pay for a flooded first floor out of savings? If any answer gives you pause, get a quote. For many homes outside high-risk zones, flood premiums are a fraction of wind premiums. Our flood-risk self-check takes a minute.
